Business debt in the borrower's name
A business credit card or loan can report personally without necessarily remaining in personal DTI.
Document who actually pays
Agency rules allow certain business obligations to be excluded from personal DTI when the lender can establish the business is responsible for and has been making the payments under the applicable documentation requirements.
But the expense cannot vanish
If the business debt is excluded from personal DTI, the lender must still make sure the obligation is appropriately reflected in the business cash-flow analysis when required. You cannot remove the payment from both sides of the underwriting analysis.
Practical lesson: this is often a documentation problem, not necessarily an eligibility problem.
