AUS approval is only as reliable as the credit data submitted to it.

Fannie DU credit report

Fannie requires the applicable merged credit data for DU and the report supporting the final DU submission must be retained. DU also receives trended credit data such as balances, minimum payments and payments made.

Inquiries can reveal new debt

Fannie requires lenders to examine inquiries for potential undisclosed credit. If the borrower obtained new debt, the application may need correction and DU resubmission.

Omitted accounts

Under current DU guidance, supporting documentation is required when a credit-report liability with a balance greater than zero is omitted from the loan application.

Fannie vs. Freddie: both agencies rely heavily on AUS and accurate credit data, but the exact feedback messages and documentation instructions come from DU or LPA. Follow the system used for the loan rather than assuming one agency's message applies to the other.
Practical point: an approval based on stale or incomplete liabilities is not a safe approval. New credit before closing can change DTI and the AUS result.
