Second jobs & multiple employment
A second job does not always require two years of history—but stability still has to be supported.
Fannie
For borrowers qualifying with multiple employment sources, Fannie recommends two years for each income source, but income received for at least 12 months may be acceptable when positive factors reasonably offset the shorter history.
Each source stands on its own
The borrower must meet the requirements for the specific type of income being used from each job. A stable primary salary does not automatically make a new second-job income stream eligible.
Fannie vs. Freddie: Freddie's fluctuating-employment framework has its own historical and stability tests. A second-job scenario should be run against the actual agency rule rather than using a generic “two-year second-job rule.”
