Owning more properties can increase reserve requirements even when every rental cash-flows.
Fannie property-count limits
For standard principal-residence transactions, Fannie generally has no maximum number of financed properties. HomeReady has a two-property limit. For second-home or investment-property DU transactions, the limit is generally 10 financed properties.
Additional reserves
Second-home and investment-property transactions can require additional reserves based on the number of other financed properties. These are in addition to the subject transaction's minimum reserve requirement.
Agency Difference: Freddie has its own reserve and investment-property framework. Do not assume Fannie's 10-property/reserve structure is a Freddie rule.
