No score & thin credit

No AUS minimum score and no credit score are related—but they are not the same thing.

No blanket AUS score floor

Fannie DU no longer requires a minimum credit score for DU casefiles, and Freddie does not require a minimum Indicator Score for LPA Accept mortgages. That does not mean every borrower with no score will automatically receive an approval.

Nontraditional credit can matter

Fannie permits alternative/nontraditional credit verification in applicable circumstances when a borrower lacks sufficient traditional credit to develop a score or does not use credit normally reported to repositories. Eligibility and documentation depend on the transaction and underwriting method.

Rent history is increasingly important

Agency AUS can consider positive rent-payment history/cash-flow information in qualifying cases. For a thin-file borrower, verified housing-payment behavior can be more useful than trying to force an arbitrary score threshold onto the file.

Do not promise approval: “no minimum score” means the AUS performs a broader risk assessment. It does not remove credit-history, product, LTV, reserve, DTI, MI or lender requirements.
Could the other agency solve this? Fannie Mae and Freddie Mac are not identical. If this scenario fails under one agency, compare the other agency's current rule and AUS result before assuming conventional financing is unavailable. A lender overlay is also different from an agency prohibition.
