Retirement, disability, support & other income

Not every income source needs a two-year employment history. Each income type has its own documentation, history and continuance test.

Retirement / pension

Fannie does not require a minimum history for a fixed annuity, pension or retirement distribution. Variable distributions generally require at least a 12-month receipt history. Freddie has separate retirement and retirement-account-distribution provisions in Section 5305.1.

Long-term disability

Fannie does not require a minimum receipt history for qualifying long-term disability income and generally does not require continuance documentation unless there is reason to believe the benefit may stop. Social Security disability is handled under the Social Security rules instead.

Alimony / child support

A borrower is not required to disclose alimony or child-support income. If the borrower chooses to use it for qualification, the lender must document the amount and applicable terms under the agency rules.
