Solar panels

The panels are only half the question. Underwriting also cares who owns them and what obligation is attached to the property or borrower.

Owned solar

Owned systems generally become part of the property analysis and may be reflected in market value when supported by comparable-market evidence.

Financed solar

If solar financing creates a borrower debt or lien, the lender must determine the proper DTI, title and lien-priority treatment under the agency rules.

Lease or PPA

Leased systems and power-purchase agreements require review of the contract, payment obligation, transferability, title impact and appraisal treatment.

Do not assume “solar adds value.” Appraised contributory value depends on ownership and market evidence; leased or financed systems are not treated the same as owned systems.
