Value Acceptance & appraisal waivers

Some conventional loans can close without a traditional appraisal—but only when AUS specifically offers the option and the lender satisfies the related conditions.

Fannie Value Acceptance

DU may offer Value Acceptance on eligible casefiles. When the lender properly exercises the offer, a traditional appraisal is not required.

Prior property data can matter

Fannie generally uses prior collateral data in Collateral Underwriter when evaluating whether a property can receive Value Acceptance.

Value Acceptance + Property Data

Some eligible one-unit properties may receive a Value Acceptance + Property Data offer. That requires an interior and exterior property data collection but still does not require a traditional appraisal.

Fannie vs. Freddie: Freddie has its own automated collateral-assessment and appraisal-waiver offerings. Never promise an “appraisal waiver” before the actual AUS/collateral findings are returned.
