An FHA loan can be assumable—and a low existing rate can make that extremely valuable.

An assumption transfers responsibility for an existing FHA-insured mortgage to an eligible purchaser under FHA and servicer requirements. It is not simply a private agreement between buyer and seller.

Why assumptions matter

When an existing FHA mortgage carries a rate materially below current market rates, assumption can create substantial payment value. The purchaser still has to address the difference between the purchase price and the unpaid FHA balance.

Credit approval

Depending on the mortgage and transaction, FHA/servicer creditworthiness review and approval requirements apply. A buyer should not assume that “FHA loans are assumable” means anyone can automatically take over the debt.

Release of the seller

The seller should obtain the required formal release from liability when FHA/servicer requirements are satisfied. Transferring title without properly resolving mortgage liability can leave the original borrower exposed.

Current processing fee

FHA's 2024 Handbook update increased the maximum reasonable and customary assumption processing fee a mortgagee may charge from $900 to $1,800.

Equity gap: the assumed FHA balance may be far below the sales price. The buyer needs an acceptable way to cover that gap, and any secondary financing must be structured correctly.
