FHA credit & underwriting: what actually makes a difficult file work—or fail.

Credit score is only one piece. FHA underwriting also looks at payment history, derogatory events, liabilities, AUS findings and, on manual files, compensating factors.

TOTAL Mortgage Scorecard evaluates FHA risk through an automated underwriting system. An Approve/Eligible-type result does not erase FHA documentation rules, and certain credit conditions can require a downgrade to manual underwriting.

Manual underwriting means a Direct Endorsement underwriter must evaluate the borrower's creditworthiness using FHA's manual rules—including published ratio limits and compensating factors.

Minimum Decision Credit Score (MDCS)

FHA's maximum-financing framework generally permits 96.5% LTV with an MDCS of 580 or higher. An MDCS from 500–579 generally limits the mortgage to 90% LTV. A HUD minimum is not a lender guarantee; lender overlays can be higher.

FHA has also announced that VantageScore 4.0 and FICO 10T will become eligible alongside Classic FICO beginning January 1, 2027. Until the policy implementation date, existing FHA credit-score policy remains in force.

Do not apply this table to an AUS approval as though it were a universal FHA DTI cap. These are manual-underwriting limits.

Compensating factors

FHA's manual framework recognizes factors such as verified cash reserves, minimal increase in housing payment, no discretionary debt, significant additional income not counted as effective income, and residual income. Each has a specific definition and documentation test—simply having money in the bank or earning occasional overtime does not automatically qualify.
