Some housing subsidies can actually help FHA qualification.

FHA has specific rules for Mortgage Credit Certificates, Housing Choice Voucher homeownership subsidies and other public assistance. These are often overlooked when calculating qualifying income.

Mortgage Credit Certificates (MCC)

FHA permits qualifying MCC benefits to be included as Effective Income when properly documented. The lender verifies the tax rebate/subsidy and uses the current subsidy rate in the FHA calculation.

Section 8 Housing Choice Voucher homeownership subsidy

FHA permits qualifying homeownership voucher subsidies to be considered when properly documented. If the subsidy is used as Effective Income, it is not also used as a separate offset to the mortgage payment.

Other public assistance

Government assistance can qualify as effective income when the lender documents the source, amount and applicable continuance requirements under FHA policy.

Don't leave eligible income on the table: a borrower using a legitimate housing subsidy or MCC should have it analyzed under FHA's specific rule rather than being told “we can't count government assistance.”
