FHA refinance mortgage insurance: old FHA loans can have special premium treatment.

The new FHA loan generally has upfront and annual mortgage insurance, but the exact premium treatment can depend on loan term, LTV, base loan amount and—on certain older FHA-to-FHA refinances—the endorsement date of the existing mortgage.

Standard UFMIP

HUD's current forward-mortgage premium guidance lists 1.75% UFMIP for purchase/refinance and for standard Streamline Refinance transactions.

Older FHA loans

HUD currently provides special premium treatment for qualifying Streamline or Simple Refinances of FHA mortgages endorsed on or before May 31, 2009: current HUD guidance lists 0.01% UFMIP and 0.55% annual MIP for those qualifying refinances.

Annual MIP

For other FHA refinances, annual MIP depends on the current FHA premium table, including loan term, base loan amount and LTV. Mortgage Navigator's main FHA guide explains the current forward MIP structure.

Do not compare rate alone. A refinance analysis should compare principal-and-interest, annual MIP, UFMIP/refund treatment where applicable, closing costs, term reset and the break-even period.
