Published Minimum FICO: Georgia DCA currently states a 640 minimum credit score for Georgia Dream programs with automated underwriting findings. Peach Advantage manufactured homes require 660. A published floor is not an approval guarantee; AUS, DTI, agency rules, MI, property type and lender overlays can require more.

Georgia Dream

Georgia Dream is DCA's flagship first-time-buyer program. Current DCA information effective July 8, 2026 lists a maximum sales price up to $625,000 and maximum household income up to $137,555 for 1–2 people and $158,188 for 3+ people, with exact limits varying by area.

Published minimum FICO: 640 for borrowers using automated underwriting findings.

Down payment assistance: Standard assistance is currently 5% of the purchase price, up to $10,000. Protectors, Educators & Nurses (PEN) and Choice borrowers can receive 6% of the purchase price, up to $12,500.

Josh's watch-out: The DPA is a 0% second mortgage with no monthly payment, but it is not forgivable. DCA says the balance must be repaid if the borrower sells, refinances or transfers title.

Georgia Dream also requires homebuyer education and at least $1,000 of borrower funds or documented gift funds in the transaction.

Repeat buyers allowedFHA / VAFICO 640+

Georgia Dream Peach Plus

Peach Plus was designed for FHA and VA borrowers who don't fit the traditional Georgia Dream eligibility box. It does not require first-time-homebuyer status.

Published minimum FICO: 640 under DCA's current Georgia Dream program overlay.

DPA: Standard assistance is currently 3.5% of the purchase price up to $10,000; PEN/Choice assistance is 4% up to $12,500.

Current Peach Plus limits are substantially higher than traditional Georgia Dream. In the Atlanta–Sandy Springs–Roswell HUD Metro, DCA currently lists up to $725,000 purchase price and household income up to $206,333 for 1–2 people or $237,282 for 3+ people. Athens and all-other-county limits differ.

Biggest catch: DCA describes Peach Plus as a higher-rate program than traditional Georgia Dream, and the DPA is a concurrent 0% non-forgivable second mortgage. Compare the rate and assistance together.

Georgia Dream Peach Advantage

Peach Advantage is Georgia Dream's conventional option for first-time and repeat buyers who need broader income and purchase-price flexibility.

Published minimum FICO: 640; DCA currently requires 660 for manufactured homes under Peach Advantage.

DPA: Current DCA materials describe assistance from 2% up to 5% of the first loan amount. Household income can be as high as 150% of Area Median Income under the program rules.

Repayment: DCA states that Peach Advantage assistance is a 0% concurrent, non-forgivable second mortgage. Lakeview purchases both the first and second mortgages under the current structure.
VeteransNo DPA

Peach Select VA

Peach Select VA is worth showing even though it is not a DPA program. DCA currently offers it to eligible VA borrowers, including repeat buyers, with a lower-rate structure and no Georgia Dream down payment assistance attached.

As of September 10, 2026, DCA's published rate page showed Peach Select VA at 5.00% versus 6.00% for Georgia Dream first mortgages and 6.50% for Peach Plus FHA/VA. Rates can change frequently.

Why it belongs here: A veteran should compare “lower rate with no DPA” against “higher-rate loan with DPA.” The program giving the most cash up front is not always the cheapest loan.

Atlanta buyers have additional local options

Georgia is another state where a statewide-only DPA search misses meaningful assistance. Invest Atlanta currently has several city-specific incentives with lower published FICO floors than Georgia Dream.

ATL HomeNOW

Invest Atlanta's ATL HomeNOW program currently provides up to $20,000 that can be used toward down payment, closing costs, permanent rate reduction or a combination of those uses.

Published minimum FICO: 620, with maximum DTI determined by automated underwriting.

Current requirements include a home within incorporated City of Atlanta limits, a 30-year fixed FHA, VA or conventional mortgage through an Invest Atlanta participating lender, no more than $35,000 in liquid assets and a $1,500 borrower contribution.

Forgiveness: The assistance has a 10-year affordability period and is forgiven after the buyer occupies the home as a primary residence for the required period.
Atlanta BeltlineUp to $30,000FICO 620+

Atlanta Beltline Mortgage Assistance Program

Launched in 2026, this program offers up to $30,000 for qualifying civil servants and legacy residents and up to $20,000 for other eligible homebuyers purchasing in specified Beltline Tax Allocation District subareas.

Published minimum FICO: 620.

Assistance can be applied to down payment, closing costs and permanent interest-rate reduction. Invest Atlanta describes the funds as a 0% soft second mortgage with a 15-year affordability period.

Geography is everything: The property must be in the eligible Beltline TAD subareas. This is not a citywide Atlanta program.

Other Invest Atlanta incentives

Invest Atlanta also currently lists programs such as ATL Home Renovation Advantage, Perry Bolton Mortgage Assistance and the Vine City Renaissance Initiative. Some use lender-determined minimum credit scores rather than one published program-wide FICO number.

Important stacking rule: Invest Atlanta's FAQ says its incentives cannot be used with Georgia Dream, DeKalb County or Fulton County down payment assistance programs. Bigger isn't always stackable.

National programs Georgia buyers should also check

National Homebuyers Fund

NHF multi-state assistance should be compared with Georgia Dream and local Atlanta incentives. The published minimum FICO and repayment structure depend on the exact current product and lender, so Mortgage Navigator will not assign one universal score where the official program does not.

Chenoa Fund

Chenoa Fund offers FHA down payment assistance through approved lender partners and is available in Georgia under its stated footprint. Exact credit, pricing and second-mortgage structure should be checked against the current lender matrix.

Georgia's biggest DPA lesson

A buyer with a 620–639 score may fail Georgia Dream's current 640 floor but potentially fit certain Invest Atlanta programs if the property is inside Atlanta and all other requirements are met. Conversely, a borrower outside Atlanta may have Georgia Dream, Peach Plus or Peach Advantage options that a generic “Atlanta DPA” search would never show.

The useful comparison is credit score + geography + first-time status + occupation + loan type + income + repayment terms + first-mortgage rate.
