Jumbo loans are generally outside Fannie/Freddie acquisition limits, so eligibility is driven by private investor guidelines, lender overlays and product availability.

Questions to ask

Ask whether the issue is the investor’s published matrix, the lender’s own overlay, product availability, collateral, documentation, or a true legal/regulatory restriction.

Jumbo is investor-specific. Unlike Fannie Mae, Freddie Mac, FHA, VA or USDA, there is no single national jumbo underwriting handbook. Credit score, LTV, DTI, reserves, loan size, property, appraisal and income rules can vary materially by investor and lender.
