Jumbo Property & Appraisal

The larger the exposure or more unusual the collateral, the more investor-specific the appraisal requirements can become.

Appraisal scope

Some jumbo programs may require additional valuation support, appraisal review or multiple appraisals at certain loan amounts or risk thresholds. Exact thresholds are investor-specific.

Unique properties

Luxury homes, acreage, multiple structures, rural locations, mixed-use characteristics and limited comparable sales can require additional analysis.

Jumbo is investor-specific. Unlike Fannie Mae, Freddie Mac, FHA, VA or USDA, there is no single national jumbo underwriting handbook. Credit score, LTV, DTI, reserves, loan size, property, appraisal and income rules can vary materially by investor and lender. This page explains common underwriting concepts—not a universal approval matrix.
