MSHDA MI Home Loan + MI 10K DPA

Michigan State Housing Development Authority's MI 10K DPA can provide up to $10,000 toward down payment, closing costs and eligible prepaid expenses when paired with the MI Home Loan.

The assistance is an interest-free deferred loan with no monthly payment. It is not a grant. The current MI Home Loan sales-price limit is $566,355 for loans after June 1, 2026, while household-income limits vary by county and targeted-area status.

MSHDA First-Generation Down Payment Assistance

MSHDA's First-Generation DPA can provide up to $25,000 for qualifying first-generation homebuyers and must be combined with a MI Home Loan. Buyers need at least a 1% cash investment and face-to-face homebuyer education with a HUD-certified counselor.

The current program page shows a sales-price cap of $544,233 after May 1, 2025. Mortgage Navigator uses the current program page rather than older launch-era limits still found online.

MSHDA Rate Relief Mortgage

The Rate Relief Mortgage belongs in the guide because lowering the first-mortgage rate can sometimes create more value than taking additional DPA. Current MSHDA materials target qualifying first-time buyers at or below 80% AMI and publish a 640 minimum credit score.

Michigan's biggest DPA lesson

Michigan shows why the structure matters as much as the dollar amount. MI 10K is an interest-free deferred loan, First-Generation DPA has separate eligibility and cannot be stacked with MI 10K, Detroit has local assistance, and some large-percentage options use shared appreciation. Compare the first mortgage, assistance structure, repayment trigger and long-term cost together.
