Nevada Housing Division — Home Is Possible

Home Is Possible currently offers up to 5% of the loan value for down payment or closing costs with a 30-year fixed-rate first mortgage. It is available statewide and does not require first-time-homebuyer status.

Published minimum FICO: 640, or 660 for manufactured homes. Current program limits include qualifying income up to $165,000 and a home price up to $832,750.

Credit-score nuance: Government-loan DTI limits change around a 680 score, so merely clearing 640 does not mean the same qualifying capacity as a 680+ borrower.

Home Is Possible for First-Time Homebuyers

This statewide Nevada Housing Division option currently offers up to 4% of the total loan amount for down payment and closing costs. Borrowers generally must not have owned a primary residence during the previous three years.

Published minimum FICO: 640, or 660 for manufactured homes.

Not a grant: Nevada Housing describes the assistance as an interest-free, no-payment, non-forgivable 30-year second mortgage. County income and purchase-price limits also apply.

Nevada Rural Housing — Home At Last

Home At Last serves eligible rural Nevada properties and can be used with FHA, VA, USDA and conventional financing. Rural eligibility matters: the program is not available in the city limits of Reno, Las Vegas, North Las Vegas or Henderson and excludes certain large unincorporated townships; Nevada Rural Housing provides an address map for Clark and Washoe County eligibility.

Current minimum FICO: The Money Source (TMS) generally permits 620; U.S. Bank generally requires 640, or 660 for manufactured homes. Agency or other applicable requirements can be more restrictive.

This is why we'll show FICO by program, not one generic number: even within the same Nevada Rural Housing family, the servicer can change the minimum credit score.

Rural Rocks $20K

Rural Rocks provides $20,000 that can be used toward down payment/closing costs or partly toward a permanent interest-rate reduction. The current maximum purchase price is $832,750, county income limits apply, and there is no first-time-buyer requirement.

Current minimum FICO: 620 through TMS; U.S. Bank generally requires 640 (660 for manufactured homes under its current requirements).

At least one borrower must have been a Nevada resident for six months before reservation, and prior Nevada Rural Housing program users are not eligible. Funding is limited.

Launchpad

Launchpad currently offers 3% and 5% down payment and/or closing-cost assistance. It does not require first-time-homebuyer status and has a current program income cap of $165,000, although agency/conventional limits can be more restrictive.

Launchpad for First-Time Homebuyers

This version provides 2% or 4% DPA paired with below-market rates. County/household-size income and purchase-price limits apply. Veterans and buyers purchasing in eligible targeted areas may receive an exemption from the normal first-time-buyer requirement.

Nevada Rural Housing Mortgage Credit Certificate

The MCC is not DPA, but consumers may encounter old Nevada pages discussing it. Nevada Rural Housing says new MCC reservations have been paused since January 1, 2026. Existing MCC holders can still use the reissuance process after refinancing.

National Homebuyers Fund

NHF multi-state assistance should be compared with Nevada Housing Division and Nevada Rural Housing options. The exact minimum score and assistance structure depend on the specific program, first mortgage and participating lender, so Mortgage Navigator will not invent one universal NHF FICO number.

Chenoa Fund offers FHA DPA through approved lender partners and is available in Nevada. The current program/lender requirements should be checked at the time of application because overlays and product structure matter.

A consumer shouldn't have to open five PDFs just to discover that a program requires 640. When the minimum varies by loan type, servicer, property type or product, we'll show that distinction instead of oversimplifying it.
