Acreage alone does not tell you whether a property is financeable—the use and market matter.

Residential vs agricultural

Agency eligibility distinguishes residential property from agricultural properties such as farms or ranches. Large sites can raise questions about highest and best use, agricultural activity, outbuildings, land contribution and comparable sales.

Investor rules vary

Private investors may impose acreage or land-value limits, while others may accept larger sites when the property remains predominantly residential and marketable.

“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
