When the Appraisal Is the Hard Part
Sometimes the loan problem is not credit or income. It is proving the collateral value to the investor.
Common complexity
Few comparables, mixed use, acreage, accessory units, major outbuildings, unique design, luxury features or condition issues can trigger additional review.
Possible responses
Depending on the program, additional comparables, appraisal revisions, desk/field review, a second appraisal or other valuation support may be required.
“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
