Condotel & Condo-Hotel Financing

Hotel-like operations can make a condo project ineligible for standard agency financing even when units are individually owned.

Agency issue

Fannie Mae identifies hotel/motel operation and specified transient-rental characteristics among ineligible project features. Freddie Mac also evaluates condo-hotel/transient-housing characteristics. An individual short-term-rental advertisement alone does not answer the entire Freddie project-eligibility question.

Private-market review

Specialty investors may examine rental management, front desk/services, rental pooling, project branding, commercial space, HOA control, unit configuration and marketability.

“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
