Investor loans often fail because the file is matched to the wrong cash-flow or property matrix—not because investment financing is impossible.
Questions to solve
Is it vacant? Newly acquired? Short-term rental? Mixed-use? Owned in an LLC? Does it have multiple units or structures? Is rent supported by a lease, market-rent appraisal or another permitted source?
Match the investor
DSCR definitions, vacancy treatment, short-term-rental methodology, reserves and entity rules vary materially.
“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
