An ITIN is a federal tax-processing number—not immigration status and not work authorization.

What an ITIN is

The IRS says an Individual Taxpayer Identification Number is issued for federal tax purposes to certain people who need a U.S. taxpayer identification number but are not eligible for an SSN. It does not provide immigration status or work authorization. IRS ITIN information.

Mortgage programs vary

Some private lenders offer mortgage products for borrowers using an ITIN. Eligibility, identity/residency documentation, income verification, credit alternatives, LTV and property requirements are lender/investor-specific.

Product-specific guidelines matter. Non-QM and non-conforming products are private-investor programs. Documentation, credit, LTV, reserves, property, prepayment terms where legally permitted, and other requirements vary by investor, lender, occupancy and loan purpose.
