Real-estate investors often want title in an LLC, but loan and vesting rules depend heavily on the product.
Structure matters
Entity vesting is common in parts of the investment-property market, while owner-occupied consumer lending follows different frameworks. Occupancy and loan purpose must be represented accurately.

Private investors may review operating agreements, articles, EIN records, authorized signers, guarantees and ownership structure.
“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
