Mixed-Use Property Financing

Agency baseline

Fannie Mae permits qualifying mixed-use properties when special criteria are met. Its appraisal rules address legal/permissible use, marketability and residential-based valuation. Review the agency reference.

Specialty path

Portfolio/private options may become relevant when commercial use, configuration, zoning or income-producing characteristics exceed an agency box.

“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
