Two structures on one parcel can mean very different things depending on what each structure legally is.

Classify each structure

Determine whether the improvement is an ADU, guest house, second legal dwelling, shop, barn, commercial building or something else. Zoning, permits, utilities and appraisal treatment matter.

Different boxes

Agency rules define certain ADU and property parameters. A property outside those parameters may require another investor rather than being universally unfinanceable.

“Not agency eligible” does not always mean “not financeable.” It may mean the property falls outside a particular agency, condo-project, appraisal, or lender matrix. Private-investor and portfolio options can differ. Specialty financing is never guaranteed: property, valuation, title, insurance, zoning, occupancy, loan purpose and investor rules still control.
