Why a Lender Said No to a Non-QM Loan
One lender's decline does not establish that a scenario is impossible. It may reflect that lender's investor relationships, overlays, risk appetite, documentation method, loan-size range, property eligibility or state licensing.
Separate the reason
Identify whether the problem is borrower credit, income calculation, reserves, collateral, occupancy, loan purpose, state eligibility or an internal overlay.
Ask what rule failed
A useful decline explanation should identify the specific guideline or matrix requirement that was not met.
Re-structure before re-shopping
Sometimes the better answer is a different documentation method, lower LTV, more reserves or a different product—not simply another lender.
No guarantee
Another investor may have a different rule, but that does not mean another approval exists.
