USDA Acreage & Outbuildings

Acreage by itself is not the same as an investment or farm—but USDA cares about the property's primary residential use and marketability.

Residential use comes first

USDA Guaranteed is for a primary residence and the property cannot be primarily income-producing.

Acreage is not automatically disqualifying

Current underwriting focuses on whether the site is typical and marketable for the area and whether the property remains principally residential.

Outbuildings require context

Barns, shops or other structures should be evaluated for residential support versus commercial/agricultural income-producing use.
