USDA Loan Assumptions

USDA loans can involve assumptions, but the process is not the same as simply transferring a deed.

Assumption requires formal review

USDA provides an assumption-submission process for Guaranteed loans. The new borrower must satisfy applicable program and servicer/USDA requirements.

Do not assume existing terms transfer automatically

The exact structure, liability release, borrower eligibility and servicing requirements must be reviewed before treating the existing loan as assumable.

Operational point: involve the current loan servicer early, because assumption processing is a servicing/agency workflow—not just a purchase-contract provision.
