USDA Credit & Manual Underwriting

A GUS Accept file and a manually underwritten or Refer file are not treated exactly the same.

GUS Accept / Accept with Full Documentation

Current Chapter 10 allows GUS to determine certain credit-risk acceptability when the data is accurate and the file meets the applicable documentation requirements.

Refer / Refer with Caution / manual files

These files require more manual analysis and can require documented credit exceptions when significant derogatory credit is present.

Credit exception standard

Current USDA guidance permits lenders to consider temporary extenuating circumstances beyond the applicant's control when the circumstances are unlikely to recur, subject to handbook requirements.

Do not translate one lender's overlay into “USDA requires this.” Separate USDA, GUS and lender policy.
