USDA Repairs & Rehabilitation

USDA can permit certain repairs and rehabilitation to an existing home, including substantial work—but the property and repair plan must fit the specific program rules.

Existing dwelling repair feature

Current Chapter 12 includes a purchase-with-rehabilitation feature for eligible existing dwellings.

Structural or major repairs

Current guidance includes a pathway for structural repairs and repair scopes exceeding $75,000, subject to lender oversight, inspections and eligibility requirements.

Some improvements are prohibited

Current Chapter 12 lists examples such as installing a new in-ground pool, hot tub or sauna, converting structures like barns or schoolhouses into single-family dwellings, adding income-producing features, and certain luxury/common-area improvements.

Important: current rehab guidance states new construction or incomplete construction is not eligible under the existing-dwelling rehab feature; the home must meet the age/completion standard for that feature.
