VA Assets & Reserves
VA generally focuses on sufficient verified funds for the transaction rather than imposing a blanket reserve requirement on every borrower.
Cash required to close
Borrowers must have sufficient verified assets for borrower-paid closing costs, prepaids, discount points and any required difference between sales price and VA reasonable value.
No blanket reserve rule
VA Chapter 4 says VA does not require additional cash equal to a set number of mortgage payments for the Veteran's residence or refinance. Liquid assets can still be considered in the overall credit analysis.
Rental income exception
VA identifies reserve requirements when rental income is being used to qualify, subject to the applicable rental-income rule.
