VA After Bankruptcy, Foreclosure or VA Loss

Credit recovery and VA entitlement are two separate questions. A borrower can improve financially while still having entitlement tied up by a prior VA loss.

Credit event

Bankruptcy, foreclosure and other serious derogatory credit require underwriting analysis under current VA and lender requirements.

Prior VA loss

If VA paid a guaranty loss after foreclosure, short sale, deed in lieu or another covered disposition, the affected entitlement may remain charged. VA states the loss generally must be repaid to restore that portion of future home-loan benefit.

Ask both questions: “Is the borrower credit-eligible again?” and “How much VA entitlement is actually available?”
