VA Income & Employment

The question is not merely what a borrower earns today; VA underwriting evaluates whether verified income is stable, reliable and sufficient for the expected obligations.

Income must make sense as a continuing source

The lender verifies employment and income and evaluates its stability and expected continuance. Different documentation applies depending on the income type and AUS findings.

Military income

Base pay and eligible military allowances may be considered when properly documented. Tax treatment matters when calculating effective income.

Variable income: overtime, bonus, commission and other fluctuating sources require history and analysis rather than simply using the latest pay period.

VA rule or lender overlay?

If a lender says this scenario cannot be done, identify the exact VA rule, AUS/underwriting result, or lender overlay before treating the answer as universal. See the VA decline framework →
