VA Joint Loans

A VA loan with a spouse is not the only possible co-borrower structure, but joint-loan guaranty and underwriting can become more complicated.

Veteran + spouse

A Veteran and spouse is the familiar structure. Spousal income and obligations are handled under applicable VA underwriting rules.

Veteran + non-Veteran who is not the spouse

This can become a VA joint loan. VA's guaranty generally applies to the eligible Veteran's portion rather than automatically guaranteeing the non-Veteran's share.

Multiple eligible Veterans

Eligible Veterans can combine entitlement in a joint-loan structure subject to VA processing and lender requirements.

Do not assume ordinary co-borrower math: entitlement allocation and guaranty should be calculated before promising the structure.
