Can You Have Two VA Loans at Once?

Sometimes. The real question is whether sufficient entitlement remains and the new home satisfies VA occupancy and underwriting rules.

Remaining entitlement can be reusable

VA says a borrower who still has a VA home loan can request a COE to determine whether remaining entitlement is available for another purchase.

The old VA loan does not automatically have to disappear first

If entitlement has not been restored, the remaining-entitlement calculation determines how much guaranty remains available. The borrower must also qualify carrying the applicable obligations.

Common PCS scenario: a military move can create a legitimate need for another primary residence while the prior VA-financed property remains owned. The COE, occupancy facts and qualification need to be evaluated together.
