VA Occupancy & Deployment
VA purchase and cash-out benefits are designed around personal occupancy, but military service can make occupancy look different from an ordinary civilian move.
Personal occupancy
VA states that purchase and cash-out borrowers must use the home for personal occupancy, subject to VA's occupancy provisions.
Military-family circumstances
VA materials recognize occupancy by a spouse and/or dependent in certain active-duty circumstances. Deployment and service obligations should be documented and analyzed under the applicable VA rule rather than treated as automatic investment-property intent.
VA rule or lender overlay?
If a lender says this scenario cannot be done, identify the exact VA rule, AUS/underwriting result, or lender overlay before treating the answer as universal. See the VA decline framework →
