Restoring VA Entitlement
Paying off a VA loan and restoring entitlement are related—but not always identical.
Normal restoration
VA permits restoration when the prior property is sold and the VA loan is paid in full.
Substitution after assumption
If an eligible Veteran assumes the loan and substitutes sufficient entitlement for the seller's entitlement, the seller's entitlement can be restored.
One-time restoration without selling
VA also allows a one-time restoration when the prior VA loan has been paid in full but the Veteran still owns the property.
Prior VA loss: foreclosure, deed in lieu, compromise or another VA-paid loss can leave entitlement charged until the government's loss is repaid under applicable VA rules.
