DSCR Investment Property Loans
DSCR financing generally focuses on property cash flow rather than qualifying solely from the borrower's personal employment income, but there is no universal DSCR mortgage matrix.
Business-purpose context
Many DSCR products are structured for investment/business-purpose transactions rather than owner-occupied consumer mortgages.
Calculation varies
Investors can differ on qualifying rent, PITIA components, expense treatment, short-term rental income, vacancy and minimum ratio.
Credit and leverage still matter
DSCR does not mean underwriting disappears. Credit, LTV, reserves, property, loan size and experience can affect eligibility.
Not an agency program
A private-investor DSCR rule should not be represented as a Fannie Mae or Freddie Mac guideline.

Private DSCR programs can differ on ratio, rent evidence, PITIA/debt-service denominator, STR income, entity vesting, credit, LTV, reserves and prepayment penalties.
Documents I would gather before calculating rental income
Current mortgage statements/PITIA for every retained property; Schedule E and applicable tax returns; leases; purchase closing statements and acquisition dates; appraisals or rent schedules when applicable; proof of current housing payments; insurance/HOA information; entity documents if an LLC is involved; and evidence of reserves. The correct calculation depends on what the property is and when/how it was acquired.
Common investor-loan mistakes
Calling 75% of rent 'income' without subtracting PITIA; using a lease when current agency policy requires another rent source; adding positive rental income when it is only allowed to offset housing expense; confusing cap rate with DSCR; applying a private investor's seasoning rule to Fannie/Freddie; and assuming an LLC-owned mortgage is counted the same as a personally obligated mortgage.
