FHA Title II Manufactured Homes

FHA Title II can finance eligible manufactured homes as real-estate mortgage transactions when HUD's manufactured-housing requirements are satisfied.

HUD Code date

Current FHA guidance requires an eligible manufactured home to have been constructed on or after June 15, 1976 in compliance with federal manufactured-home standards.

Real-estate entity

The manufactured home and site must exist together as a real-estate entity under state law, subject to HUD's detailed requirements.

Permanent foundation

The home must be designed for use with a permanent foundation that complies with HUD's Permanent Foundations Guide for Manufactured Housing.

Certification

Current FHA guidance requires a licensed engineer or architect certification addressing foundation-guide compliance.

HUD labels

If a HUD Certification Label is missing, FHA guidance provides for label verification through IBTS.

Title II eligibility checklist

Confirm post-June 15, 1976 HUD-Code construction, at least 400 square feet, permanent chassis, real-estate classification, permanent foundation, HUD identification/verification and original-site transportation history before assuming FHA Title II works.

What documents I would ask for early

Current title/affixture evidence, manufacturer and HUD identification, purchase or dealer contract if applicable, land deed or lease, foundation/engineering records, permits for additions, prior appraisal if available, insurance information, and any documentation showing whether the home has ever been relocated.

Common failure points

Incorrect property classification; unresolved personal-property title; missing HUD identification; prior relocation; foundation documentation; unpermitted or unsupported additions; weak comparable sales; leased-land structure; ownership mismatch between home and land; and a lender overlay mistaken for a program rule.
