Manufactured Home Foundation & Engineer Requirements
Foundation questions can determine whether an otherwise financeable manufactured home fits a mortgage program.
FHA Title II
FHA requires a permanent foundation consistent with its Permanent Foundations Guide and a licensed engineer or architect certification.
Existing foundations
Prior installation does not automatically prove mortgage-program compliance.
Repairs and retrofits
Some programs may permit corrections, but timing, inspection, certification and financeability are program-specific.
Order correctly
Identify the mortgage program and exact certification requirement before paying for engineering work.
What the engineer is solving
The report is not a generic home inspection. The lender/program may need a professional determination that the manufactured-home foundation meets a specified standard. Additions or structural changes can create separate engineering/inspection questions.
What documents I would ask for early
Current title/affixture evidence, manufacturer and HUD identification, purchase or dealer contract if applicable, land deed or lease, foundation/engineering records, permits for additions, prior appraisal if available, insurance information, and any documentation showing whether the home has ever been relocated.
Common failure points
Incorrect property classification; unresolved personal-property title; missing HUD identification; prior relocation; foundation documentation; unpermitted or unsupported additions; weak comparable sales; leased-land structure; ownership mismatch between home and land; and a lender overlay mistaken for a program rule.
