HUD Tags, Certification Labels & Data Plates
HUD identification is more than a paperwork detail. Missing labels or data information can affect appraisal and mortgage eligibility.
Certification labels
HUD Certification Labels are affixed to manufactured-home sections and help evidence federal construction-standard compliance.
Data information
Manufacturer data information can contain identifying and design details used in the mortgage process.
Missing FHA label
Current FHA guidance says a missing HUD Certification Label requires label verification through IBTS.
Use verification
Do not substitute appearance or seller statements for required documentation.
Labels vs data information
HUD labels identify transportable sections; manufacturer data information provides additional identifying/design details. Missing documentation should trigger the applicable verification process, not a guess based on county records or appearance.
What documents I would ask for early
Current title/affixture evidence, manufacturer and HUD identification, purchase or dealer contract if applicable, land deed or lease, foundation/engineering records, permits for additions, prior appraisal if available, insurance information, and any documentation showing whether the home has ever been relocated.
Common failure points
Incorrect property classification; unresolved personal-property title; missing HUD identification; prior relocation; foundation documentation; unpermitted or unsupported additions; weak comparable sales; leased-land structure; ownership mismatch between home and land; and a lender overlay mistaken for a program rule.
