Can a Manufactured Home Be Moved and Still Qualify?
A previously relocated manufactured home can be a major eligibility issue, and the answer depends on the mortgage program.
FHA Title II
Current FHA guidance requires the home to have been transported directly from the manufacturer or dealership to the site, making prior relocation critical.
Other programs
Do not automatically apply FHA's rule to every conventional, VA, USDA or private-investor product.
Verify history
Title records, permits, appraisal observations and identifying records may help establish installation history.

Investigate relocation before appraisal and underwriting when the history is uncertain.
Move history can be program-specific
FHA Title II's direct-transport requirement makes prior relocation critical. Do not automatically turn that FHA rule into a statement that every conventional, VA, USDA or private program prohibits a moved home.
What documents I would ask for early
Current title/affixture evidence, manufacturer and HUD identification, purchase or dealer contract if applicable, land deed or lease, foundation/engineering records, permits for additions, prior appraisal if available, insurance information, and any documentation showing whether the home has ever been relocated.
Common failure points
Incorrect property classification; unresolved personal-property title; missing HUD identification; prior relocation; foundation documentation; unpermitted or unsupported additions; weak comparable sales; leased-land structure; ownership mismatch between home and land; and a lender overlay mistaken for a program rule.
