Manufactured Home Refinance Guide
Refinancing starts with current title, land ownership, foundation and existing lien—not merely rate or equity.
Real property
Eligible real-estate structures may have FHA, conventional, VA, USDA or other refinance paths depending on the transaction.
Personal property
A chattel or personal-property loan may require a different refinance path.
Cash-out
Cash-out eligibility, seasoning, LTV and title rules vary by program and investor.
Title cleanup
Vehicle title, affixture, ownership, lien and land-title issues should be identified early.
Refinance triage
Before discussing rate or cash-out, verify real-property status, land ownership, lien/title records, home configuration, move history and current program. Fannie's cash-out eligibility, for example, differs between standard single-width, standard multi-width and MH Advantage.
What documents I would ask for early
Current title/affixture evidence, manufacturer and HUD identification, purchase or dealer contract if applicable, land deed or lease, foundation/engineering records, permits for additions, prior appraisal if available, insurance information, and any documentation showing whether the home has ever been relocated.
Common failure points
Incorrect property classification; unresolved personal-property title; missing HUD identification; prior relocation; foundation documentation; unpermitted or unsupported additions; weak comparable sales; leased-land structure; ownership mismatch between home and land; and a lender overlay mistaken for a program rule.
