FHA Navigator coverage audit: what we checked, what we added, and what remains intentionally separate.
We audited the FHA library against HUD's current Handbook 4000.1 and Single Family program directory. The audit found several consumer-facing topics worth adding before calling the core forward-FHA library complete.
Gaps added in this release
FHA assumptions
Taking over an existing FHA-insured mortgage, credit approval, seller release and fees.
Temporary rate buydowns
How FHA qualifies the borrower and treats interested-party buydown funds.
Mixed-use properties
Residential/commercial properties and FHA eligibility.
Building on own land
Acquisition cost, land equity and FHA's special maximum-mortgage calculation.
GNND & HUD Homes
50% Good Neighbor Next Door discount, $100-down FHA feature and HUD REO.
MCC & housing subsidies
Mortgage Credit Certificates, Section 8 homeownership subsidies and public assistance.
Wells & water systems
Current individual-well rules and the July 2026 FHA waiver.
Nonprofit/government programs
HUD-approved nonprofits, government entities, secondary financing and FHA participation.
Intentionally separate—not missing
203(k) remains reserved for Renovation Loans. HECM has an FHA overview but deserves its own future reverse-mortgage library. Title I is already separated from Title II. HUD 184/184A are included for comparison but correctly identified as HUD loan guarantees rather than FHA 248/247.
Source standard
Mortgage Navigator uses HUD/FHA Handbook 4000.1 and current HUD program materials as its policy baseline. Current Handbook update: August 12, 2026. Draft policy is not treated as effective policy.
