Mortgage Calculators & Scenario Tools
Payment, DTI, buydown, seller-credit, refinance, cash-out, rental, DSCR and renovation calculators with transparent assumptions.
Run the numbers without hiding the assumptions
These tools are designed around a MortgageDadOf3 principle: the calculator should show you the math without pretending the output is an underwriting approval. Change the assumptions, compare structures, then verify the real program rule.

Do not hard-code a market rate into a qualification decision. Freddie Mac's PMMS showed the U.S. average 30-year fixed rate at 6.76% on September 10, 2026, but an individual quote can differ materially by borrower, property, points, product and lock period. Every rate field here remains editable.
What these calculators deliberately do not do
They do not issue preapprovals, run AUS, determine final MI pricing, guarantee DPA, quote taxes/insurance, determine APR, decide condo/project eligibility, or substitute for a Loan Estimate. They are scenario tools that make the inputs and assumptions visible.
